Getting a buyer to connect with your home and imagine how it will suit their family and lifestyle, is not just luck; it's about creating the right environment so they can't resist it.It's extremely important that each room appears as it is intended to be used. Imagine the mindset of a potential buyer of a three bedroom house seeing two bedrooms plus a storage room!

Here are some simple tips to help sell your home:

1. Clean! Buyers expect to see an immaculate home with no signs of dirt. Remove last nights dishes from the worktops and do the washing up! No dirty clothes on the bedroom floor. Potential buyers need to imagine themselves living in your home...your perfectly clean home! 

2. Good landscaping will transform the exterior look and feel of your home. Hire a landscaper or do it yourself. 

3. Your front door is the centerpiece of your kerb appeal so repaint it in a tasteful colour. Update the outside lights and put potted plants on either side of the door. 

4. The entrance hall creates a first impression, make sure it is the right impression. Paint it in a neutral colour, remove any bulky furniture, upgrade the lighting and if you feel you need colour add it with accessories and a rug. 

5. Let the fresh air in! Open the windows prior to an open home, especially in bedrooms, bathrooms and kitchens. 

6. Avoid major overhauls, especially in the kitchen and bathroom, but do update the lighting, install new faucets, mirrors and doorknobs if they are dated. You would be amazed how many people test the taps and door handles at an open home. 

7. Clutter is not your friend! If you have outgrown your home, start packing and if you don't have anywhere to put it then use storage. Better still, have a garage sale, get everyone involved and make a day of it - remember to advertise a couple of days before and get the word out. 

8. Pets - some love them, some hate them and some are allergic to them, so make sure that on the viewing they are out of the house to prevent one of three things happening: 

a. Pet lovers will pay more attention to your pet and less attention to your home. 

b. Pet haters will feel uncomfortable, completely on their guard and rush round your property leaving as soon as they can. 

c. If you have a buyer that is allergic to animals, a reaction will put them off your home. Remove all pet bowls, baskets and (most important) litter trays. 

9. Back garden. The first thing people see when they walk out the back? An unkempt garden? Loose concrete slabs? Your back garden should look like a space for entertaining. If need be, buy inexpensive patio furniture, potted plants and install some outdoor lighting to tie it all together. 

10. On the day of your open home, do a recap. Remember, you need your home to appeal to every sense of the buyer: 

  • Sight - Make sure your home and it's surrounds are visually appealing 
  • Sound - Turn all appliances that are noisy off (washing machines, dryers etc) 
  • Taste - OK, so we are using taste in a different definition here, but what is your 'taste' may not be someone else's. Remove loud and bold furnishings from sight & Keep it neutral. 
  • Smell - Unpleasant odours (especially pets and cigarette smoke) will put a buyer off very quickly! Aerate the house, use a nice scented candle, well in advance of an open home. For smokers, have all your soft furnishings washed, especially curtains, then refrain from smoking inside during the sale process. Have your carpets professionally cleaned.
  • Touch - Sticky floors and greasy worktops, dirty hand marks around light switches, do not belong in a home that is about to welcome potential buyers through its door. Try also running your finger along the skirting boards - if the dust sticks - clean them!
  • Remember - You want every potential buyer who comes through your home, to imagine themselves living there, as their new home. When you do all of the above, you'll make them feel really welcome!
